The Property

The Barton in Throwleigh is a rare Grade II* listed thatched granite house retaining a host of character features including granite fireplaces and many exposed beams.  The south-east facing property benefits from lovely views of the countryside and moorland hills and is unusually light, spacious and high-ceilinged for a property of this age. It is of particular architectural importance being an unusually large and grand ‘hall house’ with a fine example of a very early 16th Century oak roof structure.  There are three large reception rooms, all with original fireplaces, a big farmhouse kitchen with an Aga, a garden room in the former bakehouse,  together with a laundry room and cloakroom downstairs.  The ensuite master bedroom is off the spiral staircase, and there are four further double bedrooms, an oak panelled bathroom and a large en suite shower room.  Outside is a lovely walled front garden and secluded stone terrace, whilst at the rear is a mature well stocked walled garden and a cobbled courtyard with extensive outbuildings and a double garage.  There is a separate enclosed kitchen garden with fruit trees.

Situation

Throwleigh is a charming and peaceful small Dartmoor village, with shop, post office and church on the North side of the National Park. About a mile away is the Northmore Inn and about 3 miles away is one of Dartmoor’s most popular small market towns, Chagford. Centred around its attractive square, it possesses an excellent range of local facilities including shops, parish church, primary school, doctors and dentists surgeries, pubs, hotel and restaurant. There are also many active clubs and societies including football and cricket pitches, bowling club, tennis club and an open air swimming pool. About 4 miles away is the award winning Gidleigh Park Hotel and about 6.5 miles away is Bovey Castle Hotel, with championship golf course and excellent spa facilities. Dartmoor is renowned for its stunning scenery with its granite tors, heather clad moorland and wooded valleys bisected by rushing streams and rivers and there are many and varied opportunities locally for walking, riding and fishing. Within easy reach to the East is the university and cathedral city of Exeter, with a full selection of cultural, recreational and shopping facilities and a good choice of both private and state schools.  To the West, easily accessible off the A30, is the town of Okehampton, where there is a Waitrose store, leisure centre and state secondary school.
